WHY AN INSPECTOR AND NOT A CONTRACTOR?
This is a common question because most people figure a contractor knows what’s best when it comes to building codes and what’s out of code. The fact of the matter is home inspectors also know codes, but because a certified inspector is not allowed to do repairs on the homes they inspect, you’re not going to get a list of unnecessary repairs.
Think about it. . . . if you hire a contractor to inspect your home, he might try to point out a number of exaggerated issues that may not be of serious concern, but because he’s a contractor and licensed to make such repairs, he may exaggerate or make up hazardous conditions to generate revenue.
THIS IS NOT TO SAY ALL CONTRACTORS ARE OUT TO RIP YOU OFF.
In fact, there are thousands of honest contractors who would never even dream of doing such a thing as to make up home issues just to make a quick buck. However, there is no law on the books that can prevent this. There IS such a law with home inspectors. They are NOT ALLOWED to make repairs or even refer specific contractors for repair work. They are only allowed to inspect and point out home issues. If a home inspector DOES try to refer you to a specific contractor OR offer to make the repairs himself/herself, you as the home owner can contact the American Society of Home Inspectors ,® Inc. (ASHI) and report the home inspector. This will result in the inspector getting kicked out of the association and most likely even uncertified.
So as you can see, it’s advantageous to get your home a check up. It’s good for your home and your future health.
